Lawful source of income

Lawful source of income includes housing vouchers and subsidies, Social Security, disability benefits, and public assistance. Where a subsidy covers rent in whole or in part, the income standard applies only to the resident’s own portion.

Criminal history

A legal background check involving criminal history is not requested or reviewed before an owner has made a conditional housing offer and delivered the required notice. If an owner chooses a permitted post-offer review, only the limited records and process allowed by the NYC Fair Chance Housing Law may be used. Twelvemonth does not make the owner’s housing decision.

Transparent standards

Resident standards are published in advance and designed to be applied consistently. Applicants are told which standard was not met and may provide an alternative qualifying document or context.
