Move valuable housing from occasional use into New York’s year-round housing supply. We help owners pursue that outcome by making a genuine, well-documented tenancy easier to establish.
The Twelvemonth exchange
The owner puts an underused residence to work. A qualified New Yorker makes it a main home. The city gains year-round housing without asking either side to compromise on trust.
When NYC approves a qualifying property as exempt for a tax year, the non-primary-residence surcharge does not apply for that year. Eligibility, timing, documentation, and approval remain property-specific.

For property owners
This is not an open listing portal. It is a controlled path to a standards-screened resident—with consistent review, limited data exposure, owner verification, clear documentation, and enough time to complete the building process properly.
Identity, income, rental history, references, assets, and any guarantor path are reviewed against one published rulebook. Protected characteristics are never part of the decision.
Verified owners begin with anonymised, standards-reviewed profiles. A resident’s identity is shared with a specific owner only with that resident’s permission.
These are real homes and real leases. Residents take possession, live there as their main home, and care for the property for the full agreed term.
One-year access, plainly priced
Every paid programme runs for twelve months. Twelvemonth does not charge a percentage of rent, draft agreements, set prices, or negotiate between the parties.
Pay the annual fee once, or choose a twelve-month contract at approximately 110% of the annual fee, divided into twelve equal monthly payments rounded to the nearest cent.

The public standard
Income, credit-related rental history, references, identity, and income source are assessed consistently. A legal background check, if requested by an owner, is deferred until after a conditional housing offer and limited to what the law permits. Lawful sources of income are treated in accordance with fair housing law.
